This content is stipulated in detail in Circular 145/2016/TT-BTC issuing Vietnam Valuation Standards No. 11.
Commercial real estate includes shopping centers, office buildings, and hotels. To be specific:
- A shopping center is understood to be real estate that includes a complex of various types of stores and service operating facilities; halls, meeting rooms, rental offices, etc., arranged in a concentrated and interconnected manner in one or several adjacent architectural works.
- Rental offices are understood to be real estate that agencies or units rent to use for working purposes. Rental offices can be part of a mixed-use building with multiple functions or can be residential houses leased for use as office space.- A hotel is defined as real estate that meets the needs of tourists and travelers with services such as lodging, parking, entertainment, telephone, food, drinks, etc.
The appraisal of commercial real estate is regulated by Circular 145/2016/TT-BTC as follows:
- Main applicable methods: Direct capitalization method, discounted cash flow method, comparison method, replacement cost method, or reproduction cost method.- Applicable cases: Similar to the applicable cases of commercial housing.
